Most contractors sell you a new system. We try to fix yours first, and the best time to find a furnace problem is October, not the first cold night in December. A fall heating tune-up in Orange County is a 25-point inspection of the furnace or heat pump, with a carbon-monoxide check at the heat exchanger, done while the system still works.

The $79 Heating Tune-Up Price, Up Front

$79 per system (one furnace or one heat pump), flat, and $59 for a second system on the same visit. The checklist below is the whole visit; what it doesn’t cover is printed with prices. Repairs are never part of the tune-up: when we find something, the technician writes up a “from” price and the choice is yours. Estimates for a new furnace or heat pump are free and separate, so a tune-up is an inspection, not a sales call. We tune up every major brand of central furnace and heat pump, whoever installed it. Wall furnaces and floor furnaces are serviced on a repair call, not a tune-up. Multifamily and commercial maintenance is quoted per property.

A tune-up is not a repair call:

What the 25-Point Heating Tune-Up Includes

These are the 25 points on our heating checklist, grouped so you can scan them.

Safety and combustion (8 points)

  • Inspect the heat exchanger for cracks and corrosion, with a carbon-monoxide check at the heat exchanger and flue
  • Check for gas leaks at the furnace connections
  • Inspect and test the flue pipe
  • Test the furnace safety controls and high-limit switch
  • Check gas pressure
  • Check venting and combustion airflow
  • Inspect the furnace cabinet and mounting
  • Verify the startup and shutdown sequence

Burners and ignition (6 points)

  • Inspect the burners and burner assembly (inspected, not cleaned; a chemical cleaning is a separate job)
  • Test the ignition system
  • Inspect the igniter
  • Inspect the flame sensor
  • Measure the system temperature rise (how much the furnace warms the air passing through it)
  • Check for unusual vibration or noise

Blower, airflow and filter (6 points)

  • Check thermostat calibration
  • Check the air filter (we install a new one when you provide it)
  • Inspect the blower motor and check its amperage (how much current it draws; a high draw means wear)
  • Inspect the blower wheel and compartment, and clean the accessible compartment parts as needed
  • Inspect ductwork and airflow
  • Lubricate moving parts where the motor allows it

Electrical and controls (5 points)

  • Inspect and tighten electrical connections
  • Check voltage and amperage readings
  • Inspect wiring and the control board
  • Check for loose or heat-damaged connections at the blower and igniter
  • Verify overall heating performance and write up the report

The written report is yours to keep: what needs attention, with a “from” price, and what’s fine. Heat pumps get the heating visit too, with the points on this list that apply to them (thermostat, filter, blower, airflow and the electrical checks); the refrigerant and outdoor unit are covered on the spring AC tune-up.

What the $79 Tune-Up Does Not Include

These are separate services with their own prices. A tune-up never “fixes” any of them, and we only do them once you’ve said yes.

Air filter. Checked; a new one installed when you provide ityour filter
Burner and blower chemical cleaning. The blower assembly comes out and is cleaned in a chemical bath; burners are inspected on the tune-up, not cleanedblower compartment and wheel $355 per system

Igniter. Tested on the tune-up; replacing one is a repairfrom $295
Inducer motor, gas valve, control board. Found on the tune-up, quoted as a repairinducer from $350 · gas valve from $300 · control board from $350

One Tune-Up or the Membership

Two tune-ups a year bought one at a time cost $158. The Smartchoice Membership is our HVAC maintenance plan: $239 a year or $22 a month per system, with the fall heating visit and the spring cooling visit plus the discounts and priority that matter on the first cold night.

It costs $81 more than two separate tune-ups and adds 15% off repair labor, 15% off any chemical cleaning and priority scheduling. It also keeps the service record your manufacturer may ask for, and a system Smartchoice installed already includes a year of membership. One system is one AC and one furnace; a second system gets its own agreement. Sign up on the membership page and we call you to schedule the first visit.

When to Book a Heating Tune-Up in Orange County

Fall, before the first cold nights, which in Orange County usually means October or November. The inspection happens while the furnace works, fall schedules are open, and a cracked heat exchanger or a weak igniter found in October is a quote; found in December it’s a no-heat call.

Orange County furnaces run far fewer hours than furnaces back east, so many are 20 years old or more and still working. That is exactly why the safety half of the checklist matters: an older heat exchanger is where carbon monoxide problems start, and a tune-up is the one time a year someone looks at it.

Spring is for the cooling side: an AC tune-up is also $79 and also 25 points. Heat pumps get both visits because they heat and cool.

Selling or buying a house? A tune-up tells you what shape the system is in and what any repairs would cost. One visit covers whichever side is in season: the heating in fall, the AC in spring and summer. It isn’t a full home inspection.

Signs You Need a Repair Instead of a Tune-Up

A tune-up is for a furnace that works. If any of these is happening, book the $65 HVAC service call instead: it’s credited to the repair and same-day when you call by noon, Monday to Saturday.

  • No heat, or the furnace blows cold air. See why a furnace blows cold air; a dirty flame sensor (from $195) is the most common cause.
  • The furnace starts and stops every few minutes. Often a flame sensor, a filter or a limit switch.
  • A gas smell. Leave the house, call SoCalGas from outside, then call us.
  • A burning smell that doesn’t clear in the first hour of the season, or a carbon-monoxide alarm.
  • Grinding, squealing or banging, or the blower runs but no warm air comes out.

On a repair call you get a flat “from” price before any work and a 100% labor warranty on the repair. Common repair prices are on furnace repair.

Why Heating Maintenance Pays in Orange County

  • Safety. The heat exchanger and flue checks are the only routine look anyone takes at the parts that keep combustion gases out of the house.
  • Fewer no-heat calls. A flame sensor, an igniter or a filter caught in October is a $195–$295 repair you choose, not a December emergency call.
  • Your service record. Manufacturers can ask for service records with a parts-warranty claim; the written report from each tune-up is that record.

Heating Tune-Up FAQs

How much does a furnace tune-up cost in Orange County?

$79 per system at Smartchoice ($59 for a second system on the same visit): a 25-point heating inspection with a carbon-monoxide check and a written report. The $65 HVAC service call is the diagnostic visit when the heat has already failed, credited toward the repair. The membership covers the fall heating and spring cooling visits for $239 a year or $22 a month per system.

What does a furnace tune-up include?

All 25 points listed above: eight safety and combustion checks (heat exchanger with a CO check, gas leaks, flue, safety controls, gas pressure, venting), six burner and ignition checks (burners, igniter, flame sensor, temperature rise), six blower and airflow checks (thermostat, filter, blower motor and wheel, ductwork) and five electrical checks ending in the written report. Burners are inspected, not cleaned. Parts and chemical cleaning are separate and priced “from”.

Do you really need a yearly furnace inspection?

Yes, once a year in fall, for two reasons: safety and the parts that fail first. Orange County furnaces run few hours a year, so many are 20 years old or more, and an older heat exchanger is where carbon-monoxide problems start. The igniter, flame sensor and filter are the parts behind most no-heat calls, and all three are checked on the visit.

Does the tune-up include cleaning the burners?

No. Burners are inspected on the tune-up. If they are coated enough to affect the flame, the technician tells you; the blower compartment and wheel chemical cleaning is a separate service at $355 per system, and we only recommend it after showing you what we found.

Can a tune-up find a cracked heat exchanger?

That is one of its main jobs. The technician inspects the heat exchanger and checks for carbon monoxide at the exchanger and flue. A cracked heat exchanger always means a new furnace, never a repair; you get a written finding and a free installation estimate, and the choice is yours.

Do heat pumps need a heating tune-up?

Yes. A heat pump heats and cools, so it gets both visits: the fall visit covers the points on the heating checklist that apply to a heat pump (thermostat, filter, blower, airflow, electrical), and the spring AC tune-up covers the refrigerant and outdoor unit. The membership includes both for $239 a year per system.

Is an HVAC maintenance plan worth it, or is one tune-up enough?

One tune-up a year is the minimum for a furnace you want to keep. The Smartchoice Membership is $239 a year or $22 a month per system: two tune-ups (fall heating, spring cooling) that would cost $158 on their own, plus 15% off repair labor, 15% off chemical cleaning and priority scheduling. A system Smartchoice installed includes the first year.

When is the best time for a heating tune-up in Orange County?

October or November, before the first cold nights, while the furnace works and schedules are open. If the heat has already failed, book the $65 HVAC service call instead: same-day when you call by noon, Monday to Saturday. For a tune-up, call (949) 229-6766 (Mon–Fri 8–5, Sat 9–4) or schedule online and we’ll give you the next opening.
