Questions From Property Managers
Do you provide a COI naming us as additional insured?
Yes. We carry $1M per occurrence / $2M aggregate general liability and workers' comp. Once we agree to work together, we send a certificate naming your company (and the owner or association) as additional insured, plus our W-9.
Do you offer net terms?
Yes. Property management companies get net 30 invoicing, with one invoice per job that carries your work-order number.
How do you handle our not-to-exceed limit?
Tell us your limit with the work order. If the repair fits under it, we fix it on the visit. If it doesn't, you get photos and a flat quote the same day, and we wait for your approval.
Can you schedule directly with tenants?
Yes. We can call the tenant to set a time, or meet your staff on site for access. Your choice per property.
What are your hours? Do you offer after-hours service?
We work Monday to Friday 8–5 and Saturday 9–4, and call by noon usually means same-day service. After-hours work is available by arrangement for property management accounts.
What does a service call cost?
HVAC service calls are $95, credited to the repair. Electrical visits are $149 for the first hour. Portfolios get volume pricing, quoted per property, and our full rate sheet comes with the vendor packet.
Do you work with HOAs and condo communities?
Yes: common-area HVAC and electrical, panel upgrades, lighting and EV charging (California Civil Code §4745). For board approval we provide specs, photos, a placement plan and the permit plan.
