Usually, yes — but for specific reasons, not the age alone. Furnaces from the 1990s and early 2000s run at 60–80% efficiency against 95%+ for a new unit, so you’re paying for heat that goes up the flue. More important is safety: heat exchangers crack with age, and a cracked exchanger can leak carbon monoxide into the house. If an inspection finds a cracked exchanger, replacement is the only safe answer. If the furnace is old but sound and the repair is small, we’ll tell you that too.

Technically a homeowner can pull an owner-builder permit for their own residence, but in practice a furnace install involves a gas connection, combustion venting, electrical, condensate and the Title 24 HERS test — and the city inspector will hold a DIY install to the same standard as a licensed one. If both are over 12–15 years old, almost always. Using our own starting prices: a 2-ton AC ($5,950) and a furnace ($4,500) bought separately come to $10,450; the same two as a matched system start at $7,500 — the labor, permit and setup happen once. A matched system also runs more efficiently because the blower and coil are designed for each other. If the furnace is only a few years old, we’ll say so and replace just the AC.

For most of Orange County, a heat pump is the better long-term choice: our winters rarely drop below 40°F, which is where heat pumps are most efficient, and one unit handles both heating and cooling.
