An EV Charger in Your Condo Parking
A Level 2 charger in your garage, carport or assigned space. We check your panel and the distance to your space, then give you a written price. Labor and materials start at $350; the charger and permit are extra, and long runs or a panel upgrade add to it. See our EV charger installation page for chargers we install.
- Load check before anything is installed
- Route to your space planned with the HOA in mind
- Permit and city inspection included in our process
Your HOA can't say no to an EV charger
Under Civil Code §4745 an association can't prohibit or unreasonably restrict a charger in your unit or designated parking space. It can set reasonable rules, must answer in writing, and an application not denied in writing within 60 days is deemed approved.
In a common or exclusive-use area you agree to use a licensed contractor, send a certificate of insurance within 14 days of approval, and pay for the installation, electricity and upkeep.
General information, not legal advice. Your CC&Rs and the association's rules apply.

AC, Heat Pumps and Panels
New AC or heat pump
Architectural committees usually ask where the new condenser goes, how it is screened and how loud it is. We provide the placement, the screening plan and the unit's noise rating, then pull the permit and run the HERS test.

An EV charger or a heat pump often needs more capacity. We size the upgrade, coordinate the utility release and keep your power on the same day where possible.
Electrical panel upgradeCondo & HOA Questions
Can my HOA stop me from installing an EV charger?
Not under California law. Civil Code §4745 says an association can't prohibit or unreasonably restrict an EV charger in your unit or your designated parking space. It can set reasonable rules, as long as they don't significantly raise the cost or lower the charger's performance.
How long does the HOA have to answer?
The association must approve or deny in writing. If your application is not denied in writing within 60 days of receiving it, it is deemed approved, unless the delay came from a reasonable request for more information.
Do I need insurance for a charger in a common or exclusive-use area?
Yes. You keep a liability insurance policy and give the association a certificate of insurance within 14 days of approval and every year after. Since 2026 the law no longer requires naming the association on your policy.
Who pays for the charger and the electricity?
You do: the installation, the electricity you use, and the upkeep of the charger. If the charger is in a common or exclusive-use area, that also covers any repair, removal or restoration later.
How much does a condo EV charger installation cost?
Labor and materials start at $350; the charger and the permit are extra. Condo installs often need a longer run to your parking space or a panel upgrade, so we give you a written price after a free site check.
Will you help with the HOA application?
Yes. An HOA application package is available: a plan of the route to your space, equipment specs, our CSLB licenses and a written price, ready for your board.
Can you replace the AC in my condo with HOA approval?
Yes. We prepare what architectural committees usually ask for: where the new condenser goes, screening, and the unit's noise rating, then pull the permit and do the HERS test.
